MEET YOUR PANELISTS:

Kelly "Triplex Lady" Rathbone, eXp Realty, LLC -  fell in love with real estate at an SJREIA (then known as SJI) meeting in Spring of 2010. By November that year, she had purchased a triplex to owner-occupy. She fixed it up, got the deadbeat tenants out, and got market rent that covered the mortgage. As a single mom, it was a life changing decision. In 2014, she was laid off, decided to get her real estate license and never looked back. She went on to do a few more flips as well as acquire a few more rentals (via creative financing). She sold her triplex in 2024 and has been living in a duplex for the past 4 years. She also has a single family home that was acquired in 2017. It was rehabbed, refinanced and rented to a family that still lives there! She plans on moving to a cohousing community in about a year. Cohousing will allow her to have the perfect balance of privacy and community. She still works as a Realtor and also has a decluttering business that focuses on online support sessions. Real estate has been nothing short of life-changing, and she enjoys helping others who are looking to house hack.

Mark Napoli - First rental 1986. Joined SJI shortly after. I’ve always managed my own rentals. I own enough to support my desired lifestyle. Cashflow is what you’re after, not doors. It’s a good life. Buy and hold real estate can provide positive tax advantaged cash flow, an appreciating asset that your tenant pays for, an asset that can be highly leveraged on both acquisition and  refinance for tax free loans to yourself, possibly to buy more RE.  

I made my money on bringing underperforming properties, in good neighborhoods, up to market value, through rehabbing, to both refinance and raise the rents for positive cashflow.  Can be traded up and tax deferred. All you need to do is figure out how to buy your first few without panicking when you are challenged. It’s not a get- rich-quick proposition but there are few investments that are better. Land lording is a skill that can be learned and the challenges can be mitigated.


 

John Demchak, Timely Property Solutions, LLC - John started investing in 2008 and over the years strategically grew his business by aligning himself with opportunities such as Fortune Builders Inner Circle and shopping center and apartment complex syndications. In 2016 he formed Timely Property Solutions with his wife Rita and daughter Micala (both realtors). John is a full time IT Project Manager for a major pharmaceutical company, until he retires in April. He looks forward to further diversifying his portfolio with tax deeds, flips, wholesales, and BRRRRs.
