UNIMPROVED & VACANT LANDS: NJ Title Issues

Join us as we discuss vacant and unimproved land with a focus on issue recognition, claims avoidance, and education on how to address issues specific to vacant or land transactions.
New Jersey licensed title producers and real estate attorneys regularly encounter title issues particular to vacant or unimproved lands. Seller impersonation fraud tops the list. With no one ‘home’, imposters have been having a field day. Red flags and recently seen scenarios shall be reviewed, as well as other unimproved or vacant land issues: such as:
- Possible lien attachment for vacant property registration and related fees
- tax assessment increases and adjustments for improvements and property tax apportionment
- foreclosure law differences for vacant properties and notice requirement implications
- Land development and construction issues including construction loan financing and disbursement, endorsements applicable to land transactions
- Dealing with construction lien claims
